Weekends are the tight nights downtown. Friday and Saturday, June 2 and 3, 2023, averaged 96.8% occupancy citywide, and each of the four record weekends of summer 2025 filled between 91,000 and 92,700 downtown room nights. Weekdays looked softer in a 2021 report, which found most downtown rooms empty midweek while some hotels ran near 90% on weekends, but business travel was still weak then and we found no current day-by-day curve. Lollapalooza has documented hotel sell-outs, in 2021 and 2022, and its 2027 dates are not out. CoStar put marathon week at 82.7% occupancy, and the next race is Sunday, October 10, 2027. A full McCormick Place moves the price too: the IMTS show week in September 2026 pushed the average rate up 28%.
Choose Chicago calls January and February the most budget-friendly months, and citywide public-rate averages agree: $127 in January and $154 in December, against $208 in November and $319 in June. Late December stays cheap despite the Christkindlmarket at Daley Plaza, which runs through December 24. The holiday pinch point is the Magnificent Mile Lights Festival weekend, with the parade on Saturday, November 21, 2026. Navy Pier's free New Year's Eve fireworks start at 11:59 p.m., and Sable is the one hotel here on the pier itself. Trade shows break the winter pattern: the AHR Expo on January 25 to 27, 2027 and the Chicago Auto Show from February 13 to 21.
Chicago's room tax is 18.9% on the screens we read: 4.5% city, 1% county, 11.9% state and 1.5% for the downtown tourism district. A nightly fee of $25 to $30 shows up at seven of the 12 hotels here, and every screen that showed the tax put it on the fee as well, so a $30 fee costs $35.67. The Park Hyatt, Peninsula, Four Seasons, Ritz-Carlton and Drake showed none. Overnight parking runs $58 to $89 where a hotel publishes a rate. The low end is self-parking at the Four Seasons and the Drake, the high end the Four Seasons valet. The city taxes parking at 23.25%, and hotel pages do not always say whether their posted rate includes it.
January and February. Choose Chicago calls them the most budget-friendly months, and citywide public-rate averages ran $127 in January and $154 in December against $319 in June. Trade-show weeks are the exception, including the Chicago Auto Show from February 13 to 21, 2027.
Summer Fridays and Saturdays. The four record weekends of 2025 each filled more than 91,000 downtown room nights, and Lollapalooza sold out most downtown hotels in 2022. In November the pinch point is the Magnificent Mile Lights Festival weekend, with the parade on Saturday, November 21, 2026.
Most do. Seven of the 12 hotels we cover add a nightly fee of $25 to $30, and every booking screen that showed the tax added it to the fee. The Park Hyatt, Peninsula, Four Seasons, Ritz-Carlton and Drake showed no fee on their booking screens on October 21, 2026.
$58 to $89 a night at the five hotels that publish an overnight rate: Four Seasons ($58 self-park, $89 valet), Drake ($58 self-park, $82 valet), Loews ($63 self-park, $85 valet), Ritz-Carlton ($85 for either) and InterContinental ($88 valet only). We found no published overnight rate at the other seven.
18.9% on the booking screens we read in October 2026: 4.5% city, 1% county, 11.9% state and 1.5% for the downtown tourism district. It applies to the nightly fee as well at every hotel whose screen showed the tax, so a $30 fee costs $35.67.
No. The Blue Line from O'Hare takes 40 to 45 minutes and costs $5, and the Orange Line from Midway takes 20 to 25 minutes and costs $2.50. Both run downtown, and 11 of the 12 hotels here are 17 minutes or less on foot from the Water Tower. Parking runs $58 to $89 a night where the hotel publishes a rate.
