Treasure Island runs on two pricing cultures, and knowing which one you're shopping changes the whole play. The family-run independents that dominate the island publish fixed seasonal rate cards and barely move them day to day; their savings come as posted promos instead, like 20% off from August 1 through September 30 and midweek discounts in fall and winter. They also hold the line on minimum stays: two nights is standard, three on summer weekends, five over Memorial Day and July 4, which is the real obstacle to a one-night spontaneous trip. The resort tier (the Bilmar, the Treasure Island Beach Resort) prices dynamically like the St. Pete Beach flags: Sunday is the cheapest night to start a stay at around $258 on average, Saturday the priciest, and booking last-minute beats booking 90 days out by about $37 a night.

The calendar does the heavy lifting here. March is the peak, with the independents' spring rate cards running 20 to 35% above their summer cards and market averages roughly double the fall floor. September is that floor: around $210 a night market-wide, about 28% below average, with the blanket independent promos on top. November is the sleeper for the resort tier at roughly $125 a night average, with one caveat: it's event season. The Fall King of the Beach kingfish tournament (November 12–14, 2026) and Sanding Ovations, the sand-sculpture festival on Treasure Island's own beach (November 19–22 and 28–29, 2026), both tighten rooms, as does the John's Pass Seafood Festival across the bridge (October 23–25, 2026).

Two island-specific things to know. First, the fee landscape is the cleanest on this coast: the independents advertise no resort fees and include a parking space, worth $40 to $50 a beach day against the city's $5-to-$6.50-an-hour lots, while even the resort tier's $35–40 fees bundle parking rather than charging Clearwater-style valet on top. Second, the island rebuilt hard after 2024, when Helene's surge flooded nearly every structure: the county's $125 million renourishment finished in February 2026 with Sunset Beach as its final placement, so the beach is at its widest in years, and Caddy's and the Sunset Beach Pavilion are both back. Two legacy hotels, the Thunderbird and the Sands, remain closed with roughly 170 rooms out of the market through at least 2027, which keeps supply tight and pushes the genuine bargains to shoulder-season midweek rather than distressed pricing.

Mostly no. The island's independents advertise no resort fees and include free parking for one car per room. The exceptions are the resort tier: the Bilmar's roughly $40-plus-tax amenity fee and the Treasure Island Beach Resort's $35 fee, both of which at least bundle parking, beach chairs, and gear.
