Cheapest in January and February, unless McCormick Place has a show on

Bisnow reported in 2021 that some downtown hotels reached about 90% occupancy on an ordinary weekend while most weekday rooms sat empty, and we found no current day-by-day table to update it. Chicago hotels were 96.8% full on the Friday and Saturday of June 2 and 3, 2023, with ASCO and a Taylor Swift show in town. Summer 2025 set new records: downtown hotels filled more than 91,000 room nights on each of four Friday and Saturday pairs, June 21 (Pride Fest and a medical conference), July 19 (a McCormick Place tournament and a Soldier Field concert), August 2 (Lollapalooza) and August 30 (Labor Day). Lollapalooza's 2027 dates aren't announced, and NASCAR's street race won't be back downtown in 2027.

Choose Chicago calls January and February the most budget-friendly months, and it classes December to February as off-peak against a June to August peak. Any convention week overrides the season. The Auto Show runs February 13 to 21, 2027, and IMTS lifted the week of September 13, 2026 by 28.2% in average rate. Late November carries the Magnificent Mile Lights Festival on the 21st and RSNA at McCormick Place from November 29 to December 3. October has the marathon: its week in 2026 ran at 82.7% occupancy, and the 2027 race is Sunday, October 10.

Chicago's room tax ran 18.9% on the screens we read: City 4.5%, County 1%, State 11.9% and a 1.5% downtown tourism charge that began May 1, 2026 for hotels with 100 or more rooms. Hotels add their own on top. Nine of our twelve charge a nightly fee, $25 to $31.96 before tax, with Swissôtel's shown at $35.22 including tax. Parking costs more: the eight that publish an overnight rate charge $57 to $88, and the Fairmont and the Blackstone have no overnight valet attendant Sunday to Thursday. The Blue Line from O'Hare is $5 and 40 to 45 minutes, running 24 hours a day, and Midway's Orange Line is $2.50 and 20 to 25 minutes, so a flight in doesn't need a car.

The Loop deal questions

When are Loop hotels cheapest?

January and February, which Choose Chicago calls the most budget-friendly months. A convention week at McCormick Place overrides that, and the Chicago Auto Show runs February 13 to 21, 2027.

How much do nightly fees and parking add in the Loop?

Nine of the twelve hotels we list add a nightly fee, from $25 to $31.96 before tax, and Swissôtel's shows as $35.22 with tax included. Eight publish an overnight parking rate, from $57 to $88. That works out to $82 a night at the Palmer House with self-park and $123.67 at the Fairmont with valet, the Fairmont's fee counted with tax.

Which Loop hotels charge no nightly fee?

Three of the twelve we list. The St. Regis and the Hampton Inn Majestic showed no fee line on Marriott's and Hilton's booking screens, and the Congress Plaza advertises "No Resort Fees" and shows only tax on its own screen.

Do you need a car in the Loop?

No. The twelve hotels are 4 to 18 minutes' walk from Cloud Gate. The CTA Blue Line runs 24 hours from O'Hare to downtown in 40 to 45 minutes for $5, and the Orange Line from Midway takes 20 to 25 minutes for $2.50 and doesn't run overnight.

Which days are busiest in the Loop?

Summer weekends with a festival or a stadium show. Four Friday and Saturday pairs in summer 2025 each topped 91,000 downtown room nights, Lollapalooza weekend among them. Marathon week in October 2026 ran at 82.7% occupancy, and the 2027 race is Sunday, October 10. The St. Patrick's Day parade took Columbus Drive from Balbo Avenue to Monroe Street in 2026, and the 2027 date isn't published.

Is the room tax the same at every Loop hotel?

It was 18.9% on the screens we read: City 4.5%, County 1%, State 11.9% and a 1.5% downtown tourism charge. That last piece applies only to hotels with 100 or more rooms inside the district, so a smaller hotel can come in lower.
