Summer Friday and Saturday nights set the records. On June 2 and 3, 2023, citywide hotels ran at 96.8% of inventory, a record at the time, and the biggest weekend of summer 2025, July 19, put 92,643 room nights on the books with a tournament at McCormick Place and a stadium concert in town. No one has published a current day-by-day curve for the rest of the year. A 2015 STR study found that urban markets like Chicago charge more on weekdays than on weekends, and big events move the weekdays further: IMTS pushed the average rate for Sept 13 to 19 this year up 28.2%, and marathon week this October ran at 82.7% occupancy. RSNA is at McCormick Place Nov 29 to Dec 3, 2026. Lollapalooza's 2027 dates are not out; this year's ran July 30 to Aug 2.
Choose Chicago calls January and February the most budget-friendly time to visit, and its meeting-planner page counts December as off-peak too. The same page puts peak at June through August. Two big shows land inside the cheap window, the AHR Expo (Jan 25 to 27, 2027) and the Chicago Auto Show (Feb 13 to 21, 2027), and so does Restaurant Week, Jan 22 to Feb 7. December has its own dates to watch: the Midwest Clinic runs Dec 16 to 18 and MASCON Dec 26 to 28.
Six of the seven hotels here let us read their booking screens, and one adds a destination fee: Nobu, at $25 a night, which shows as $29.73 once Chicago's 18.9% room tax lands on it. The other five showed no fee, and the Hoxton would not itemize before the payment page. That 18.9% is City 4.5%, County 1%, State 11.9% and a 1.5% tourism district charge that began May 1, 2026 on hotels with 100 or more rooms in 16 downtown ZIP codes, the West Loop among them. Valet costs more than any fee here. It is $75 at the Hoxton and $85 at Nobu, with the Emily between them at $82, and none of the three says whether its price includes the city's 23.25% parking tax. Street meters in the West Loop are $4.75 an hour. The Blue Line reaches downtown from O'Hare in 40 to 45 minutes for $5, and the Orange Line from Midway takes 20 to 25 for $2.50.
January and February. Choose Chicago calls them the most budget-friendly months to visit, and it counts December as off-peak too. Convention weeks break the pattern, with the AHR Expo on Jan 25 to 27, 2027 and the Chicago Auto Show on Feb 13 to 21, 2027.
Of the six whose booking screens we could read, only Nobu does, at $25 a night plus tax ($29.73 on its booking screen). The Emily, Hyatt House, Hampton Inn, Homewood Suites and Crowne Plaza showed none, and the Hoxton's fee is not confirmed because its screen shows one total with no breakdown.
Valet is $75 a night at the Hoxton and $85 at Nobu, with the Emily in between at $82. None of the three says whether that includes Chicago's 23.25% parking tax. We could not confirm rates at the other four. Street meters in the West Loop run $4.75 an hour.
18.9% on the booking screens that itemized it: City 4.5%, County 1%, State 11.9% and a 1.5% tourism district charge, which applies only to hotels with 100 or more rooms in 16 downtown ZIP codes, the West Loop among them. The tax lands on a destination fee too, so Nobu's $25 shows as $29.73.
Summer Fridays and Saturdays. June 2 and 3, 2023 hit 96.8% occupancy, a record at the time, and July 19, 2025 was the biggest weekend of that summer at 92,643 room nights. Convention weeks lift weekday prices too: IMTS pushed the average rate for Sept 13 to 19 this year up 28.2%.
By train. The Blue Line from O'Hare reaches downtown in 40 to 45 minutes, costs $5 leaving O'Hare and runs 24 hours. The Orange Line from Midway takes 20 to 25 minutes for $2.50 and does not run overnight. The Hoxton says Morgan station on the Green and Pink lines is a 3-minute walk.
