Weekday business travel is what a 2023 Houston First release credited for this submarket's gains, and Houston First's Medical Center/NRG figures come in cheapest in August and January: a $135 average in August 2025 at 56 percent occupancy, and $138 in January 2026 at 54 percent. December 2025 was the emptiest of the months we have, at 48 percent. February 2026 averaged $169, and March 2025 reached 72.8 percent at $184, with the rodeo and CERAWeek on top of spring break.
The rodeo and the Offshore Technology Conference, the two events Houston First ties to this submarket's peaks, both happen at Reliant Park rather than in the Medical Center. The Houston Livestock Show and Rodeo runs there March 2 to 21, 2027, and Houston First says it pushed this submarket to about 75 percent occupancy in 2024. The conference follows May 3 to 5, 2027; Houston First reported that the 2025 show took the Medical Center above 75 percent at its peak, along with Downtown and Uptown. Nothing we read shows these hotels selling out or setting minimum stays for either. December, the month that ran 48 percent last year, has two Reliant Stadium dates to price around: a Texans game on December 20 and Kinder's Texas Bowl on December 31.
Houston's hotel tax is 17 percent. The city takes 7 points and the state 6, and Harris County shares the last 4 with its sports authority. Two of the twelve charge a $25 nightly fee: the Marriott, where it is inside the rate shown, and the InterContinental, where it is added and taxed at 17 percent, so $29.25. ZaZa's screen added $54.02 in fees to one night, a State Recovery Fee and a Credit Card Processing Fee among them. Three Hilton hotels showed a small mandatory charge (the Plaza's is $0.99 a night), and six hotels showed nothing. Parking moves the bill more than fees at most of them, and at three of them valet is the only parking listed. A METRORail ride is $1.25 and a day pass $3. The Red Line runs on to Reliant Park (Stadium Park/Astrodome station), with extra service for Texans home games, and rodeo lots there charged $25 a car in 2026.
December by occupancy, August and January by rate, in the Houston First figures we have. Houston First put Medical Center/NRG occupancy at 48 percent in December 2025. August 2025 averaged $135 and January 2026 $138. The research turned up no weekday-versus-weekend split for this area, so price a Tuesday and a Saturday side by side.
March 2 to 21, 2027, when the rodeo is at Reliant Park, and May 3 to 5, 2027, the Offshore Technology Conference. Houston First says the rodeo pushed this submarket to about 75 percent occupancy in 2024, and it reported the 2025 conference above 75 percent at its peak. No source we read shows these hotels sold out for either.
From just over $12 to $75.25 a night with self-parking. The Hampton's $12 self-parking plus its 0.43 percent mandatory charge is the low end, and the InterContinental's $29.25 taxed fee plus $46 self-parking is the high end. With valet, the InterContinental comes to $85.25 ($29.25 plus $56) and the Marriott to $79 ($25 plus $54). None of the parking prices we read says whether tax is added. ZaZa can't be placed in that range: its fees came to $54.02 on one night, and its valet price isn't on any ZaZa page we read.
Six of the twelve: the Westin, DoubleTree, Hyatt Place, Hyatt House, Hilton Garden Inn and Home2 Suites. None of their November 17, 2026 screens had a fee line. The Hilton Houston Plaza adds $0.99 a night. Blossom and the Hampton add a percentage of the stay, 0.33 and 0.43 percent, inside the price shown.
Not at the five nearest the Dryden/TMC METRORail station: the Marriott, Westin, Hilton Houston Plaza, InterContinental and DoubleTree, 1 to 9 minutes' walk from it. The other seven are 18 to 27 minutes from Dryden/TMC, but Hotel ZaZa is by the Museum District station, and the Hampton and both Hyatts are near the Smith Lands stop. A single ride is $1.25 and a day pass $3, and the Red Line runs every 6 minutes on weekdays and every 12 on weekends.
17 percent. The city takes 7 and the state 6, and the county and its sports authority split the other 4. The InterContinental's booking screen itemizes the same rates, and ZaZa's tax lines work out to them. The InterContinental taxes its amenity fee at 17 percent too. Houston First's FAQ lists no other hotel tax.
