The pool deck is the main event here, wrapped in a 1948 Art Deco building on the sand side of Collins Avenue. Guests keep landing on the same notes: the location, a lively pool scene with cabanas and lawn games, and Kimpton service that stays friendly without getting stiff. The building's bones set the ceiling. Rooms and bathrooms run small, sound carries between rooms and up from the pool deck, and Collins-facing rooms catch the street at night. Housekeeping is the most repeated gripe, with guests reporting skipped days and having to chase down towels. Elevators go out of service, and some rooms have AC that can't keep up. Now the fee math. The resort fee is $49 a night plus tax, and it buys two beach lounge chairs with towels, pool service, the 24-hour fitness center and the daily activity program. A third chair, an umbrella, a daybed or a cabana gets billed separately once you're there. Parking is valet only at $52 a night plus tax, and the garage is 0.1 miles west at 17th and James. That's about $101 plus tax a night before you buy a single thing. Book it if you want to be inside the South Beach pool scene and you're fine with a small room, or if you're burning an IHG free-night certificate. Look elsewhere for a quiet, roomy beach day.

1717 Collins Avenue, in the Art Deco district of South Beach, on the beach side of the street with the sand out the back. South Beach dining and nightlife are walkable, which is the whole draw and also why the Collins-facing rooms hear the street after dark.

How much is the resort fee at the Kimpton Surfcomber?

$49 per night plus tax. It covers two beach lounge chairs with towels, full pool service with towels and chair covers, the 24-hour fitness center, weekend yoga, the daily activity program, a kids' beach area with toys, backyard games, printing and faxing, and local and domestic long-distance calls. Extra chairs, umbrellas, daybeds and cabanas are billed separately when you use them.

Is there self-parking, or is it valet only?

Valet only. Regular guests have no self-parking option (the only self-parking on the property is van-accessible ADA spaces). Overnight valet is $52 a night plus tax, available 24 hours with unlimited in and out. Up to six hours costs $35 plus tax Monday through Thursday and $40 plus tax Friday through Sunday. The lot is an off-site garage 0.1 miles west at 17th Street and James Avenue, holidays and special events carry event pricing, and guests report that eating at the hotel doesn't get you validation.

How far is the beach?

You walk straight out to it. The hotel sits on the sand side of Collins Avenue in the Art Deco district, and your resort fee includes two lounge chairs and beach towels plus a kids' beach area with toys. Anything past those two chairs, including an umbrella, is an add-on charge.

What time is check-in and check-out?

Check-in is 4:00 PM and check-out is 11:00 AM. Early check-in and late check-out are both available on request and depend on what's open that day, so don't build your flight around either one.

Can I bring my dog?

Yes, free, with no pet deposit. Any size or breed is fine and there's no cap on how many you bring. You fill out a pet form at check-in and leave a cell number, and your pet needs to be crated or out of the room while housekeeping works. The hotel supplies a bed, bowls, treats and relief bags, there's a backyard relief area, and pets can join the nightly hosted wine reception. They're kept off the pool deck and out of the restaurant, and pet-free rooms exist if you have allergies.

Is it worth booking last minute?

Worth it if you want to be in the middle of the South Beach pool and beach scene, or if you're an IHG member redeeming a free-night certificate, since this is one of the few upscale South Beach properties that takes them. Add $49 resort fee and $52 valet to whatever nightly rate you find, which is about $101 plus tax before any beach extras. Rooms are small, sound carries from the pool deck and the street, and the crowd skews young and loud, so it's a weak pick for a quiet trip.
