This is a small hotel that rents the resort half of its resort fee from the neighbor across the street. The Loews at 1601 Collins supplies the beach chairs and towels, and the fitness center lives there too, open only 10 a.m. to 6 p.m. Guests have noticed, calling it an understaffed, limited-service property and asking why a hotel you have to leave to reach the gym or the sand charges a resort fee at all. "Small" is the word that repeats everywhere else: 105 rooms, a third-floor pool guests keep calling undersized for Collins Avenue, and rooms starting at 300 square feet that guests flag as tight for families. The partially frosted glass wall between bed and bathroom survived the 2024 room renovation, and people still say it stops sight but not sound. The praise is just as consistent: the location, clean rooms, a front desk guests thank by name. Then the math. The $40 fee is plus tax, which booking sites bill as $45.60, and valet is $45 with no self-parking on site, so roughly $90 a night is on your bill before the room is. Good for a couple who wants South Beach walkability without the pool-party volume. Bad for a family of four, or anyone who trains before 10 a.m.

1600 Collins Avenue at 16th Street, on the inland side of the street in the Art Deco district. The sand is one block east, about four minutes on foot, and the Loews across the road at 1601 Collins is where your beach chairs and the gym actually are. Lincoln Road is a four-minute walk north, Española Way about five minutes south, and the Miami Beach Convention Center roughly five minutes northwest, which is why the place draws conference guests as readily as beach ones.

Is there self-parking, or is it valet only?

How far is the beach?

One block, about a four-minute walk. The hotel sits on the inland side of Collins Avenue at 16th Street, so you cross the road to reach the sand. Your two beach chairs and towels are handed out by the Loews Miami Beach at 1601 Collins rather than by the Hyatt, and umbrellas are an extra charge.

Is there a gym at the hotel?

Not in the building. Guests use the fitness center and spa at the Loews across Collins Avenue, and the resort fee covers the access. Condé Nast Traveler's April 2025 review found the hours there run 10 a.m. to 6 p.m., so an early-morning or late-night workout may not be possible. Confirm the current hours at the front desk before you plan around them.

What time is check-in and check-out?

Check-in is 4:00 PM and check-out is 11:00 AM. Early check-in is request-only and depends on availability, and late check-out is sold for $75 when they have it, so don't build a late flight around either one.

Is it worth booking last minute?

Worth it if you want a quiet base within walking distance of Lincoln Road and Española Way and you don't need the hotel itself to be the destination. Add $45.60 of resort fee and $45 of valet to whatever rate you find, which puts about $90 a night on the bill before the room. Skip it if you're four to a room, or if the pool and the gym are the reason you book a hotel at all, since the third-floor pool is small for this stretch of Collins and the gym is across the street on someone else's hours.
