Two Art Deco shells stitched into one 107-room hotel, a block off the sand at Collins and 11th, and the address does most of the work. Guests rate the location and cleanliness highest, while rooms and value trail behind, and that gap is the property. The praise repeats in the same order every time: front desk staff whom guests name individually, the free beach kit of chairs, towels and umbrellas, bikes to borrow, the little rooftop pool. So do the complaints. Rooms and especially bathrooms are tight, the pool deck looks worn, and music from the ground floor restaurant carries up to around 1am. The telling detail is that the hotel puts earplugs and an electric sound machine in the room, and guests who use them report sleeping through the night, which tells you what the building is working against. Then the money the nightly rate hides. The resort fee is $45 per room per day, and the operator publishes no list of what it buys: the fees and taxes block on its own page is empty, and it never says whether the $45 comes before tax. Three nights adds at least $135. Parking is valet with unlimited in and out, at a rate the hotel posts nowhere. It suits a short stay where you walk everywhere and sleep with the machine on.

It also never states whether the $45 is quoted before or after tax, so budget at least $135 across three nights and expect the folio to be higher if tax applies.

How much is parking, and can I self-park?

The hotel publishes no rate for either. Valet is available to guests with unlimited in and out privileges, and self-parking is listed as an amenity with no price, hours or detail attached. The garage tops out at 6 feet 4 inches of clearance, so a tall van or a roof box will not fit. Reviewers describe parking here as difficult and expensive, which is normal for this stretch of Collins.

Is it noisy?

Yes, and mostly from downstairs. Guests report music from the ground floor restaurant carrying up until around 1am, on top of the usual South Beach street noise. The hotel supplies earplugs and an electric sound machine in the rooms, and guests who use them report sleeping fine. Sleep quality is still one of the lower-rated parts of the stay in guest feedback.

How far is the beach?

About a block. The hotel sits on Collins Avenue at 11th Street, next door to the former Versace Mansion, with Ocean Drive one street over. It lends out beach chairs, towels and umbrellas at no extra charge, which is the part of the resort fee guests actually mention using.

What time is check-in and check-out?

Check-in is 4:00 PM and check-out is 11:00 AM. That is a five hour gap, and the hotel publishes no early check-in option, so if you land in the morning plan on leaving bags and starting your day on foot.

Can I bring my dog?

Yes, one dog per room, up to 30 pounds, for a one-time $50 fee. The hotel publishes no breed restriction. Service animals are exempt from the pet policy and from any pet deposit or fee.
