Vizcaya is James Deering's winter estate, built between 1914 and 1922 on Biscayne Bay at the north edge of Coconut Grove, and it is a National Historic Landmark: a 34-room Main House full of European decorative arts, ringed by ten acres of formal gardens that give way to native forest and mangrove shoreline. One admission covers the house and the gardens together, and a free audio tour comes with it. Plan around two things. The estate closes every Tuesday, plus Thanksgiving and Christmas Day, and the open day is short at 9:30 a.m. to 4:30 p.m. And as of August 2026 Vizcaya is deep into a run of preservation projects, so you will see scaffolding on two Main House facades and over the Swimming Pool Grotto, some interior spaces deinstalled, and garden areas including the Maze and the Theater Gardens closed off. Most of the Main House and the Formal Gardens stay open through it. The other thing to know before you arrive in a gown: this is a heavily photographed venue and Vizcaya manages that with permits. Snapshots are fine. Hit two or more of its listed triggers, meaning professional gear like tripods or reflectors, a designated photographer, props or costume pieces, a change of clothes beyond a sweater or jacket, or special-occasion attire, and you need a paid permit booked in advance, capped daily and good for the gardens only. Quinceanera and engagement shoots go through the same door.

- Architecture and garden people, and anyone building a Miami day beyond the beach. Vizcaya asks for closed-toe, low-heeled shoes because of the stone paths, steps and uneven garden terrain.

Is Vizcaya open on Tuesdays?
No. Vizcaya closes every Tuesday year-round, and it also closes for Thanksgiving Day and Christmas Day. The rest of the week it runs 9:30 a.m. to 4:30 p.m. That is a seven-hour window, so a late-afternoon arrival means rushing either the house or the gardens.
Do you need a separate ticket for the house and the gardens?
No. A single admission covers both the Main House and the ten acres of formal gardens, and a free audio tour is included, delivered through Vizcaya's app or a web browser. The Sunday Village Tour across the street carries its own charge. The Sunday farmers market at Vizcaya Village is free to attend and does not require museum admission.
Can you take photos at Vizcaya?
Casual photography is fine. Vizcaya requires a paid permit once your group meets two or more of its listed conditions: professional equipment such as tripods or reflectors, a designated photographer, props or costume pieces, a change of clothes beyond a sweater or jacket, or special-occasion attire like formal wear or bridal gowns. Permits are booked in advance, capped per day, and cover the gardens only, with a separate and pricier permit for a short early-morning window inside the Main House. Commercial shoots and filming are handled under a different, far more expensive set of rates.
Where do you park at Vizcaya?
Parking is free in two lots. The main one sits on the east side of South Miami Avenue by the entrance; when it reaches capacity, staff direct you to the Vizcaya Village lot on the west side. Rideshare drop-off is at the main entrance on South Miami Avenue, in the Piazza where admissions is located.
Is Vizcaya worth visiting during the restoration work?
As of August 2026 Vizcaya has several preservation projects running, so expect scaffolding on two Main House facades and over the Swimming Pool Grotto. Garden areas including the Maze and the Theater Gardens are closed, and some Main House interiors have been deinstalled. Most of the Main House stays open along with the Formal Gardens, Secret Garden, Center Island, the Parterres and the Garden Mound. Can you get to Vizcaya without a car?
Yes, more easily than most Miami attractions. The Vizcaya Metrorail station is roughly a ten-minute walk: exit the station, follow signs to the overpass across US-1, then head east on 32nd Road to South Miami Avenue. The Brickell Trolley stops on South Miami Avenue, the Coral Way Trolley stops at the Metrorail station, and Metrobus routes 17 and 24 serve the area. Citi Bike docks sit at South Miami Avenue and SW 32nd Road.
