The tower went up in 2009 and was fully renovated in 2018, so a listing calling it newly renovated means eight years ago. The catch is the address. At 4835 Collins you're over three miles north of South Beach, on a quiet stretch with thin walkable dining and no street parking, so budget for rideshares and expect the car to go to paid valet. Guest opinion is split. The location, cleanliness and staff draw steady praise, but value for money is the one category that consistently lags. Inconsistent housekeeping and maintenance is the complaint that repeats, and inconsistent is the operative word, so a share of stays land in a tired room. Then the fee math.
