At the W, five minutes from the American Airlines Center, guests report crowds in the street and a line at valet once an event lets out, and Ritz-Carlton guests say its garage fills on game and conference nights. The Dallas Wings move into the arena in 2027, and HVS reports the Mavericks and Stars plan to leave. The convention center, which HVS says downtown hotels lean on for weekday rooms, has hosted fewer citywide events since 2025, during a rebuild not due to fully reopen until 2030. We found no day-by-day figures for Uptown, so a Tuesday and a Saturday are worth pricing side by side.
The slow stretch is November and December, as business travel winds down for the holidays, by a CBRE source quoted by Bisnow. Engine's business-travel data for the metro puts December about 10% under the yearly average, the cheapest month, with June the dearest. Nothing seasonal turned up for Uptown alone. Two downtown dates fall inside the lull: the BMW Dallas Marathon, December 11 to 13, with packet pickup at the convention center and an 8 a.m. Sunday start at City Hall Plaza, and Reunion Tower's New Year's Eve fireworks, which went off at 11:59 p.m. last year.
Texas takes 6% in hotel tax, and the city's tax comes on top. Rosewood's own page puts the total at 17%, including a 2% Dallas Tourism Public Improvement Reimbursement Fee, and the Crescent's puts it at 15%, including the same 2%. Hotel Crescent Court's booking screen listed that 2% as a Dallas Tourism Public Improvement Fee, then added a 1% State Cost-Recovery Fee and a Credit Card Convenience Fee. Hôtel Swexan's carried a $12.00 Tourism Fee, plus a $4.50 State Cost Recovery Fee beside its $45 destination fee. Destination fees on the screens run from $30 at the Stoneleigh to $45 at Swexan, and Rosewood's own page states $50. SpringHill's and Hyatt House's screens showed no fee line. The Stoneleigh's valet is $55 a night against its $30 fee, and Rosewood lists $80 against $50.
December, in Engine's business-travel data for the metro, and June is the dearest month. A CBRE source quoted by Bisnow also calls November and December slow. We found no seasonal table for Uptown alone.
Destination fees on the booking screens run $30 to $45 a night, and Rosewood states $50 on its own page. Overnight valet at the seven hotels that publish a rate is $44 to $80. At the Ritz-Carlton the $40 fee and $70 valet come to $110 a night, $330 over three nights, before tax.
SpringHill Suites Dallas Downtown/West End and Hyatt House Dallas/Uptown, the two of the seven booking screens we read with no fee line (Marriott's and Hyatt's, each for November 11, 2026). The screens at ZaZa, the Fairmont and Virgin are unread, so none of those three is confirmed either way. Rosewood's screen is unread too, but its own policy page states a $50 nightly destination fee.
Yes, in 5 to 27 minutes. The W is 5, Swexan 10, Hyatt House 11, the Ritz 13, the Crescent and SpringHill 14, the Stoneleigh 17, ZaZa and the Fairmont 18, Virgin 19 and Rosewood 27.
Arena event nights, by guests' accounts. At the W they report crowds in the street and a valet backup once an event lets out, and Ritz-Carlton guests say its garage fills on conference and game nights. We found no published sell-out calendar for the arena.
17% on Rosewood's policy page and 15% on Hotel Crescent Court's, each including a 2% Dallas Tourism Public Improvement Reimbursement Fee. Texas takes 6% of that. Some booking screens add more: Crescent Court's added a 1% State Cost-Recovery Fee and a Credit Card Convenience Fee.
