The Hilton at Penn's Landing and the Holiday Inn Express both stand on Christopher Columbus Boulevard, by the river, and NBC10's guide to the 31 December 2025 show put the viewing at Penn's Landing. Occupancy in Center City sat between 52% and 56% in December, January and February 2025, against 75% in October. Tourism Economics, in its July 2026 forecast, puts January lowest for Center City rates, with December and August next, so late summer is the second dip. None of this is split out for Old City alone.
College graduations make May tighter. Summer 2026 ran high in Center City on the World Cup and other one-off events, per Fox 29, and HVS expects 2027 to settle back. The newest published split by night of the week is from 2019, when Saturday ran 88.1% full and Tuesday, the busiest weeknight, 79.4%. Leisure has since passed business as the largest segment, at 37% of 2025 room nights, so weekends likely weigh more now.
A car costs $28 a night at the Ritz Public Parking Garage through the Independence Park Hotel, $39 a day on site at the Holiday Inn Express, $57 to self-park at the Hilton and $61 to $69 for valet at the Monaco, the Renaissance and the Marriott. An Old City room carries Philadelphia's 15.5% tax, plus the 0.75% PHiL hospitality levy at hotels with 50 or more rooms, about 16.25%, and Wyndham's screen added up to about 16.37%. The Holiday Inn Express printed a separate 0.87% occupancy fee labeled PHiL beside its 0.75% levy, which took its tax lines to 17.12%.
In winter, going by Center City's numbers. Occupancy sat between 52% and 56% in December, January and February 2025, the three emptiest months that year, and Tourism Economics' July 2026 forecast puts January lowest for Center City rates, with December and August next. Late summer is the second dip. Saturday was the fullest night in 2019 (88.1%) and Tuesday the fullest weeknight (79.4%); we found no newer day-of-week split. These are Center City figures, not Old City's.
None of the six whose booking screens we read on October 29, 2026. The Kimpton Hotel Monaco, the Renaissance, the Philadelphia Marriott Old City, the Hilton at Penn's Landing, the Wyndham and the Holiday Inn Express showed no hotel fee, and the Renaissance and Marriott screens were read with taxes switched off. The Independence Park Hotel, Penn's View, the Morris House Hotel and the Society Hill Hotel have not had their booking screens read yet, so their fees are unconfirmed. Of the 32 Philadelphia hotels whose screens we read, four showed a hotel fee, and none is in Old City.
$28 to $69 a night where a price is published. The Independence Park Hotel sells $28 at the Ritz Public Parking Garage, bought through the hotel. The Holiday Inn Express lists $39 a day for on-site parking, and the Hilton $57 self-parking and $69 valet. Valet is $61 at the Monaco, and $65 at the Renaissance and $69 at the Marriott, both of which list it as off-site. The Wyndham has an attached 363-space garage and prints no price. The Morris House Hotel validates a ticket at Walnut Towers Garage for 15% off, with the garage's rate unpublished. The Society Hill Hotel has no parking on site, and Penn's View gives no parking information.
15.5% of the room rate: the City's 8.5% hotel tax plus the 7% Hotel Occupancy Tax. Hotels with 50 or more rooms add the 0.75% Philadelphia Hospitality Investment Levy (PHiL), about 16.25% in all. The Kimpton prints the levy as a Tourism Fee, and Wyndham and the Holiday Inn Express as a Levy Tax; the Holiday Inn Express also adds a separate 0.87% Occupancy Fee line labeled PHiL. Tax is not a hotel fee. Parking is taxed too.
4 minutes for the Kimpton Hotel Monaco, 6 for the Renaissance, 7 for the Society Hill Hotel, 8 for the Independence Park Hotel and the Morris House Hotel, 9 for the Wyndham and 10 for the Philadelphia Marriott Old City. The Hilton and Penn's View are 14, and the Holiday Inn Express is 21. Walks are timed by the street route.
