The building sits on the corner where Bourbon Street ends at Canal, and that position is doing most of the work. Guests writing through the summer of 2026 describe rooms that have not kept up, with stained carpet and a stale smell recurring often enough to plan around. Nothing in this year's reviews points to a refresh. Plumbing failures have forced room changes, and more than one recent stay involved a cold shower blamed on a failing boiler. The door and bell staff draw the warmest comments while the front desk collects the slow check-ins and the requests nobody came back on. Some guests say their room slept fine for the address while others describe thin walls, and nothing recent reconciles the two. Elevator noise is the one complaint that turns up on both sides of that split. A first-timer who wants the Quarter's front door and will not be in the room much can live with the condition. Anyone who needs fresh finishes or dependable maintenance is going to be unhappy in this building. With no destination fee listed on IHG's hotel detail page, parking is the only add-on, and it is valet or nothing: $49 a night plus tax, or $59 for an oversized vehicle.
