Our take
By Matt Spaulding, Founder and writer
Beach House Suites is the Don CeSar's all-suite sister property, sitting a short way up the beach from the Pink Palace. Every one of its roughly seventy units is a real suite with a full kitchen and a balcony, and a free shuttle runs you over to the Don CeSar for full resort privileges, the pools, restaurants, and spa. So you are effectively buying Don CeSar access with far more space and a kitchen, at a rate below a standard Don room. The suites were recently renovated, and reviews consistently praise the clean rooms, the beach-and-pool views, and the friendly staff. The building is more residential condo tower than grand hotel, so the lobby is modest and the evenings are quiet, which is the whole appeal for some guests and too sleepy for others. The kitchen and the extra space change the math on anything longer than a couple of nights, since cooking a few meals in quietly saves a family real money. There is a $38-a-night resort fee to factor in, plus valet parking. Who it suits: families, longer stays, remote workers, and anyone who wants room to spread out, a calm base, and the Don's amenities a shuttle away. If you are after bars, DJs, and a scene at your doorstep, that lives at the bigger resorts up the beach.

Do Beach House Suites guests really get Don CeSar access?
Yes. A free shuttle connects the two properties, and guests get full Don CeSar resort privileges: its pools, restaurants, and spa. It is the most affordable way to spend a day at the Don without paying for a room there.
Is Beach House Suites good for families or longer stays?
It is one of the better picks for both. Every unit is a full suite with a real kitchen and a balcony, so cooking a few meals in cuts costs on anything longer than a night or two, and the quiet, residential feel helps kids actually sleep.
What extra fees should I expect at Beach House Suites?
A $38 per-night resort fee plus tax, and valet parking. Factor those in, though the free Don CeSar shuttle and resort access are part of what that fee buys.
How far is Beach House Suites from the Don CeSar?
About a mile up the beach, with a free shuttle running between the two properties, so you can get over there without a car. Walking it along the sand is an option too, since both sit directly on the beach.
Is Beach House Suites a hotel or a condo?
It is run as a hotel by the Don CeSar, but the building feels like a residential condo tower: about 70 suites with full kitchens and balconies, a modest lobby, and quiet evenings. That suits families, longer stays and remote workers. If you want a bar and a scene at your door, that lives at the bigger resorts up the beach.
