Eden Roc has been on Collins Avenue since 1955, and the Morris Lapidus bones still do most of the work: three oceanfront pools, cabanas, private sand, and Nobu on site. Guests back that up, praising the location, the comfort and the staff consistently, the staff in particular singled out for restaurant tips nobody asked for. Value for money is the recurring low note, and that gap is the story. The hotel never publishes its resort fee amount anywhere on its own site. It does publish two different lists of what the fee covers, on two different pages, and they don't match. Valet is the only parking documented: $60 overnight, $70 for oversized vehicles, with the tax treatment left unstated. Bring a dog and add a $150 nonrefundable fee at check-in. Then there's what reviewers have flagged in four languages since 2023, which is the billing itself. Guests report valet charged twice, $225 for two nights of parking with no heads-up, breakfast billed after being sold as included, and one refund that took 19 days. Housekeeping skips days, and noise complaints recur here too, off late-night pool activity and repeated false fire alarms. Good pick for couples who want a design-heavy beach resort and will read the checkout bill line by line. Harder to recommend if you want one quoted number and a quiet room.
