Canal House of Georgetown opened in March 2025 at 1023 31st St NW, a few steps from the C&O Canal and 4 minutes from the M and Wisconsin crossing. The opening release lists 105 guest rooms, 10 specialty suites, 3 terrace rooms and 2 townhouses, along with a library lounge and a private courtyard. The standard room is small: 176 square feet, by the same release. Each room has a personal refrigerator and a Keurig, and the fitness center is free. Check-in is at 4 and check-out at 11. We found no self-parking, and the valet charges $65 a day. Marriott's November 17, 2026 screen showed no hotel fee, so a night with a car costs $65 over the room, against $95 at the Graham. The hotel's page does not say whether tax is added to the valet, and the room itself carries 15.95%. One pet up to 50 pounds can stay per room, for $75 a stay. Breakfast at C+O Lounge costs extra and there is no room service.

No. Marriott's booking screen for November 17, 2026 showed no fee line beside the rates. The District's 15.95% room tax still applies.
