Our take

By Matt Spaulding, Founder and writer

The Magnolia's 1922 tower, under the Pegasus sign, is the best thing about it. Standard rooms run a little over 430 square feet with an oversized soaking tub, and the signature suites, over 650 square feet, have full kitchens. The hotel's FAQ lists all food and beverage services as temporarily unavailable. A state filing for the building's redevelopment cuts the hotel to 160 rooms and adds apartments, with construction estimated to start July 6, 2026 and finish in March 2028. We found nothing saying whether work has begun, so ask the hotel before you book. The rooms read as dated, and the complaint that keeps coming up is street noise. Guests must be 21, and a pet costs $55 plus tax per night, non-refundable. For November 11 the hotel's own booking screen listed an $18.48 destination fee, plus two smaller fees: $3.18 for the Dallas Tourism PID and $3.67 for state cost recovery. City tax ($11.35) and state tax ($9.73) sat on their own lines. That is $25.33 in fees for the night before tax, and the fine print on one of the hotel's promotions says its rates exclude taxes and the destination fee. Overnight valet is $45, and self-parking isn't listed. On that night's numbers, fees and valet come to $70.33 a night, and the hotel doesn't say whether the valet rate is taxed.
