Essex House sells itself as the quiet half of a loud address, and reviews split hard on whether that lands. The building is the draw: a 1938 Art Deco landmark at 1001 Collins with nautical curves, porthole windows and a neon marquee, restored in 2014, one block from the sand and a tenth of a mile from its sister property, the Clevelander. Guests reliably praise the location, the courtyard and pool area, and front desk staff they name individually. They just as reliably flag sound insulation, housekeeping and maintenance, and a meaningful share of stays land on the negative side of that split. Then the fee math. A $34 resort fee per room per night plus tax, and valet at $49 plus tax with no self-parking rate published anywhere. Miami Beach tax runs near 14% on top, so bringing a car puts roughly $95 a night on the bill before the room. Read what that fee buys, too: the pool on the hotel's own amenity list is the Clevelander's next door, and it is 21 and over. It suits a couple who wants an Art Deco base they can walk out of, and who will ask at booking for a courtyard room away from Collins. Light sleepers and families should weigh it harder.

1001 Collins Avenue, in the middle of the Art Deco Historic District. The ocean is one block east, with Ocean Drive and Lummus Park between you and the sand, and Clevelander South Beach is 0.1 miles away. Lincoln Road, the Ocean Drive bars and the Deco walking routes are all on foot from the door, which is the reason to be here and also why the noise complaints repeat. The hotel puts Joe's Stone Crab at 1.1 miles, about a 7 minute drive.

Does Essex House by Clevelander charge a resort fee?

Yes, $34 per room per night plus tax. It covers beach towels, high-speed Wi-Fi, bike rentals, two bottles of water on arrival, a welcome beverage, local calls, daily coffee and pastry, and the year-round entertainment programming. It gets charged whether you use any of it or not, so add it to every night when you compare this against anything else on Collins.

How much is parking at Essex House?

$49 a night plus tax, and it is valet only. The hotel publishes no self-parking or day-use rate, and does not say whether the fee is per vehicle or per room, so ask at the desk if two cars are arriving on one reservation. The City of Miami Beach garages in this band charge $2 for the first hour up to a $20 daily maximum, plus a flat $15 per vehicle Friday through Sunday from 8pm to 5am, which is the cheaper route if you can park the car and leave it.

What time is check-in and check-out?

The hotel does not publish them. Its own FAQ says the times appear on your reservation confirmation, and that early arrivals and late departures are handled by availability. Booking sites list 4pm and 11am for the property, so plan around those and check the confirmation email before you build a travel day on it.

Can Essex House guests use the Clevelander pool?

Yes, if you are 21 or over. Essex House and Clevelander South Beach are sister properties 0.1 miles apart, and the Clevelander pool sits on the Essex amenity list with a 21 and over note attached. Worth knowing if you are bringing kids, because the $34 resort fee is the same either way and part of what it buys is entertainment programming next door.

Is Essex House noisy?

It can be, and this is the complaint that repeats hardest in reviews. Guests report thin walls, corridor noise, and music carrying in from the Ocean Drive venues, including the Clevelander itself, which runs weekend afternoon pool parties and a DJ night at 9pm on Fridays and Saturdays. The hotel's FAQ says the front desk can point light sleepers to quieter rooms, so ask for the courtyard building and away from Collins when you book, then again at check-in.

Are pets allowed at Essex House?

The hotel does not publish a policy. Its FAQ directs guests to contact the hotel directly for the current pet rules, and no page on the site states whether pets are allowed, what size limit applies, or what a pet fee would cost. Call before you book if a dog is part of the trip.
