Circa 39 is a 97-room art deco building with a palm-shaded courtyard pool, sitting across Collins from the sand on the quieter Mid-Beach strip. Guests keep landing on the same things: the location, the front-desk and restaurant staff, and a beach setup (chairs, umbrella, towels) that comes handled rather than upsold. Tiki Fish n Burgers downstairs draws even stronger praise than the hotel itself. The catch is scale. Reviewers repeatedly call both the rooms and the pool small for the price, and service consistency is the sharper knock: a notable share of reviews land at the very bottom despite a generally strong average. Both faults share a cause. A small older building with a hidden courtyard is why the place has character, and also why the deck feels tight and the staff feel stretched at peak. Here's the math the nightly rate hides. The mandatory hotel fee is $49 plus 14% tax per room per night, so $55.86, roughly $168 across three nights. It does cover chairs, umbrella, towels, bike rental, wifi, the in-room safe and the gym. Parking is a paid public lot next door, and nobody publishes the rate. Best for couples who want walkable Mid-Beach and don't need a big room. One live caveat: renovation runs August 1 through November 30, 2026, so book the fall expecting active work.

3900 Collins Avenue at 39th Street, on the Mid-Beach strip: quieter than South Beach, with the sand directly across the road. South Beach itself is walkable if you don't mind the distance, so you get the address without the crowd.

Is parking free at Circa 39?

No. It's self-park only, in the public lot right next door on 39th Street, and there's no valet. Neither the hotel nor IHG publishes a dollar rate for it, so ask at booking rather than assuming. Guests rate that lot 3.6 on Google, so it's the weak link.

How far is Circa 39 from the beach?

Across Collins Avenue. The hotel sits at 3900 Collins in Mid-Beach, and your chairs, umbrella and towels on the sand are already paid for through the mandatory fee.

What time is check-in and check-out?

4:00 PM in, 11:00 AM out. The hotel's own page code still carries an older 3:00 PM and noon, but the hotel FAQ and three separate IHG pages all say 4 and 11, so plan on those.

Is Circa 39 under renovation right now?

Yes. IHG's listing says work runs August 1 through November 30, 2026, and the same notice is syndicated across the big booking sites. Almost every review you'll read was written before that started, so anyone checking in this fall should expect an active site.

Is Circa 39 worth booking?

For couples and beach-first travelers, yes, with eyes open. You're getting a walkable Mid-Beach location, a courtyard pool people genuinely like, and staff who show up in review after review. You're trading room size, pool size and service consistency for it, and paying $55.86 a night in fees that the headline rate leaves out.
