Our take
By Matt Spaulding, Founder and writer
Frenchy's Oasis is what happens when the family behind Clearwater's most famous grouper sandwich restores a 1960s motor court to showroom condition: fifteen rooms with terrazzo floors, kitchens that run from a full stove-and-cookware setup down to a refrigerator depending on the room, waterfront balconies over the Intracoastal, a pool, a private dock, and free parking. Helene's 2024 surge flooded it along with half the Frenchy's empire; everything was rebuilt, and reviews since read like the paint's still drying, in the good way. The main thing to understand is access. It sits on the marina side, about a two-block walk from the Gulf. There's a two-night minimum, surcharges for extra guests and weekends, and the office keeps shop hours, so late arrivals need to plan ahead. Most important for a last-minute trip: it books direct only, and a loyal repeat crowd snaps up dates weeks ahead, so same-night availability is a long shot. It suits couples, small families, anglers, and boaters who plan ahead and want a spotless, kitchen-equipped base at motel money on Florida's most expensive beach. Put it on the list for your next trip, and book it early.

Can I book Frenchy's Oasis last-minute?
Rarely. Fifteen units, a two-night minimum, and a repeat clientele that books weeks out make same-night availability a long shot. It's also direct-booking only (phone or their site), so treat it as a plan-ahead pick.
Is Frenchy's Oasis on the beach?
No, it faces the Intracoastal marina side, about a two-block, five-minute walk to the Gulf. The trade is a private dock, dolphin sightings from your balcony, and motel-money rates two blocks from Florida's most expensive sand.
What's the Frenchy's restaurant connection worth?
The motel and the restaurants share an owner, and its dining page points guests to Rockaway Grill, the original Frenchy's Cafe, Saltwater Cafe, South Beach Cafe and Clear Sky Beachside Cafe. Rockaway Grill and the original Frenchy's Cafe are both an easy walk. If the grouper sandwich is part of why you're coming, this is the front row.
Is parking free at Frenchy's Oasis Motel?
Yes, free on-site parking. The published rate terms add 12% tax, $20 a night per extra person and $20 a night on Fridays, Saturdays and holidays, and they list no resort fee. If you are bringing a boat, slips run $25 a night, and there is no room on the property for a boat trailer.
Do the rooms at Frenchy's Oasis have kitchens?
Most do. The waterfront rooms have a kitchen with a stove, a full-size fridge and freezer, cookware and dishes; the pool view rooms range from a smaller version of that down to one room with only a refrigerator. Every room has terrazzo floors and a smart TV. The waterfront balconies look over the Intracoastal, and the Gulf is two blocks away.
What time can I check in at Frenchy's Oasis?
3 PM, and the office keeps shop hours rather than running around the clock, so a late arrival needs arranging in advance. Booking is direct only, by phone or their own site, so that is the same conversation. Note the two-night minimum while you are at it.
